Early Development & Design

Early development begins with an on site consultation to review the basis of the proposed project (remote options are available). I’ll work with you to develop the project objective and scope and ensure that all needs are incorporated into an early schematic design. From there, I will record any existing conditions needed and begin creating conceptual bid documents that will be consistent with the project requirements. Conceptual bid documents include basic layout and elevations. Additional plans available upon request or as required. Conceptual designs must be approved prior to proceeding with preliminary drawings.

Plan Development & Drafting

Based upon the conceptual design, I’ll work to develop preliminary plans and existing conditions / as-built drawings as needed for the approval process. Preliminary drawings include foundation plan, floor plans, roof plan, and elevations. Preliminary design must be approved prior to proceeding to construction documents. Once the preliminary design is approved, I will develop construction documents which include developed plans consisting of foundation plan, floor plans, roof plan, elevations, sections, and details. Window and door schedules and detailed 3D models are available upon request. Once complete, you will receive a PDF version of the plans.  

Preconstruction Services

Conceptual Budget Development

With construction documents in hand, I am able to create a conceptual project estimate based upon square foot calculations. Square foot calculations will be allowances based off basic finish selections.

Finish Selections / Allowances

I’ll work with you to create finish allowances or a defined finish schedule based off selections. Additionally, I’m able to develop basic specifications documents upon request.

Construction Estimating

With construction documents, schedules, and / or specifications in hand, I’ll provide an analysis to help understand project costs for both owners and builders by working with subcontractors and suppliers to establish accurate pricing. I’ll establish an accurate project budget by compiling all pricing into a estimate that will provide a schedule of values.

Project Proposal

The final step is to create a clean and professional project proposal that can be submitted to lenders and builders. Project proposals will include a detailed project summary, schedule of values broken down by division, and a Qualifications and Assumptions document which summarizes the project in detail.
